Frequently Asked Questions about Sealcoating & Crack sealing

Please reach us at  if you cannot find an answer to your question.

Sealcoating is the process of applying a protective coating to the surface of asphalt pavement. The coating, typically made of coal tar or asphalt-based sealers, helps to protect the asphalt from oxidation, UV rays, water penetration, and general wear and tear. It also restores the color and appearance of the pavement, making it look fresh and well-maintained.

The frequency of sealcoating depends on various factors such as climate, traffic volume, and the condition of the pavement. As a general guideline, it is recommended to apply sealcoating every 2 to 5 years. However, it's best to consult with a local asphalt professional who can assess the specific conditions and recommend an appropriate sealcoating schedule for your pavement

Sealcoating offers several benefits for asphalt pavement, including:

  • Protection from UV rays: Sealcoating acts as a barrier against harmful UV rays that can cause asphalt to deteriorate and fade.
  • Water resistance: The sealcoat helps prevent water penetration into the asphalt, reducing the risk of cracks, potholes, and other forms of damage.
  • Enhanced appearance: Sealcoating restores the rich black color of the pavement, making it look fresh and well-maintained.
  • Increased durability: The protective layer provided by sealcoating helps the asphalt withstand traffic, weather, and other environmental factors, extending its lifespan.
  • Easy maintenance: Sealcoated surfaces are easier to clean and maintain, as dirt and debris are less likely to adhere to the smooth surface.

Crack sealing should be performed as soon as cracks appear in the asphalt surface. Prompt crack sealing is essential to prevent water from entering the cracks, as water can seep into the pavement's base layers, leading to further damage. It's important to address cracks early on to avoid more extensive repairs later

The process of crack sealing involves the following steps:

  1. Cleaning: The crack and its surrounding area are thoroughly cleaned, removing debris, vegetation, and loose materials. This ensures proper adhesion of the crack sealant.
  2. Crack preparation: For larger cracks, a routing machine may be used to widen and deepen the crack, creating a suitable reservoir for the sealant.
  3. Application: The crack sealant, typically a hot pour asphalt-based material, is applied into the crack using specialized equipment. The sealant fills the crack and forms a flexible, waterproof seal when cooled and cured.
  4. Finishing: Excess sealant is trimmed or leveled to ensure a smooth and uniform surface.
